HostPTO Terms of Service
Effective date: October 19, 2026
Last updated: October 19, 2026
Welcome to HostPTO
These terms are the agreement between you and HostPTO LLC, a California limited liability company ("HostPTO", "we" or "us"). They cover the HostPTO web app at https://www.hostpto.com, the private links we send to cleaners and contractors, our text messages and notifications, and our iPhone and Android apps once they are released (together, "HostPTO").
We have tried to keep this readable. Please still read it, especially section 8 (text messages), section 9 (money), section 19 (our liability) and section 21 (disputes). By creating an account, using a cleaner or contractor link, or otherwise using HostPTO, you agree to these terms and to our Privacy Policy at https://www.hostpto.com/privacy.
1. What HostPTO is, and what it is not
HostPTO is software that helps short term rental hosts coordinate turnovers, maintenance and repairs with cleaners, contractors and other service providers they work with.
- HostPTO is a coordination tool. It is not an employer, a staffing agency, a cleaning company or a contractor.
- Hosts decide who they hire or work with, what the work is, and what it pays. Each host and each team member decide for themselves whether to work together. HostPTO is not a party to that arrangement.
- Cleaners, contractors and other service providers are not employees, agents or contractors of HostPTO. HostPTO does not hire, supervise, train or control how anyone does their work.
- A private individual that a host saves, such as an independent cleaner, handyman or lawn care person, is never shown to unrelated hosts because another host saved them.
- HostPTO does not background check, license, insure or certify anyone, and does not guarantee the quality, safety or completion of any clean, repair or other service.
- HostPTO is not affiliated with, endorsed by or sponsored by Airbnb, Vrbo, Booking.com, Expedia or any other booking platform.
2. The private beta
- HostPTO is in a private beta. Host accounts are limited to a small number of invited hosts (currently 10).
- Hosts who join the private beta also accept the HostPTO Private Beta Agreement, which adds beta rules such as keeping unreleased features confidential. If the Private Beta Agreement and these terms disagree about a beta matter, the Private Beta Agreement controls for that matter, except that nothing in the Private Beta Agreement reduces any greater protection or right given to you by these terms or our Privacy Policy.
- Beta means HostPTO is still being built. Features may change, pause or be removed, and things may not always work as expected. Please keep your own backup plan for important turnovers, and tell us when something goes wrong.
3. Who can use HostPTO
- You must be at least 18 and able to form a binding contract.
- HostPTO is offered only in the United States.
- If you use HostPTO for a business, you confirm you have authority to accept these terms for it, and "you" includes that business.
4. Accounts and private links
- Hosts create an account with accurate information and keep their sign in details private.
- Cleaners and contractors can use HostPTO through a private link, without an account. The link works like a key. A cleaner's link covers her work for every host she works with through HostPTO. A contractor gets a separate link from each host, covering only that host's jobs. Do not share your link. If it gets out, tell your host or us.
- A cleaner may also create a login, using an email and password or a code texted to their phone, for ongoing access across the hosts she works with.
- You are responsible for activity under your account or link, unless it happened because of our failure or after you told us your account or link was being used without your permission.
- Tell us right away at support@hostpto.com if you think someone has used your account or link without permission.
5. If you are a host
You agree that:
- You have the right to share the home information, photos, listing links, calendar links and access instructions you put into HostPTO, and to use that listing and calendar information for your own home.
- When you add a team member's phone number, you have a real working relationship with that person, they have agreed to hear from you about work, and you will tell them HostPTO will text them about it. Each person you add is at least 18. You will not add anyone who has not agreed.
- You choose who works at your homes, set the rates, and are responsible for paying your team for completed work.
- You are responsible for following the laws and rules that apply to you, including short term rental permits and taxes, booking platform rules, employment and contractor rules, and safety at your homes.
- You will use HostPTO's suggestions, automatic repair sorting and any estimates as helpful tools, not as a substitute for your own judgment. Estimates are not quotes, and automated or AI results can be wrong.
- You will not use reports or any other part of HostPTO to rate, rank or publicly judge a team member.
- HostPTO never messages your guests. Any message HostPTO drafts for a guest is yours to review and send yourself.
6. If you are a cleaner, contractor or other team member
You agree that:
- Your work arrangement is between you and your host. You decide whether to accept any job. Saying no, or not answering, is always fine.
- You will follow your host's house instructions and any safety rules for the home.
- You will photograph only the home and the work. Please do not photograph guests, guests' belongings, or anything private.
- You will keep access codes, addresses and house details private and use them only for the work.
- HostPTO never gives you a score or rating, and never ranks or compares you against other team members. HostPTO does not deduct fees from the compensation you agreed to receive for your work. Choosing among proposals for a job by following a host's own selection rules is not a score or rating.
7. Messages, reports and blocking
- Hosts and their team members can message each other in the app about work. Keep it about the work and keep it respectful.
- Do not send anything harassing, threatening, hateful, sexual, unlawful or otherwise inappropriate, and do not use messages to share another person's private information.
- Anyone in a conversation can report it and can block it. Reporting a conversation also blocks it. A block stops new messages in both directions, and only the person who placed it can lift it. A report is private and is never shown to the other person.
- After a job, a host can privately report a no show, an incomplete clean or something else. The team member is told by text, when we have their number, that a host reported an issue and which kind, but not which host or home. Reports are never shown as a score or rating. How reports can affect Backup Cover is explained in our Privacy Policy.
- We may review reports and the messages involved, and we may warn, limit, suspend or remove anyone who breaks these rules. To report something urgent or unsafe, email support@hostpto.com. HostPTO is not an emergency service. In an emergency, call 911.
8. Text messages (HostPTO turnover notifications)
Our messaging terms are also at /terms/messaging.
This section is our messaging program terms.
- Program: HostPTO turnover notifications. HostPTO sends texts about specific work to hosts and to the cleaners, contractors and other service providers they work with. For team members: offers of cleans, repairs and services and reminders to answer, same day and arrival reminders, notice when a clean or visit is called off, moved or assigned to you, payment notices, invitations from a host to join their team, links to your own page, sign in codes, and new messages. For hosts: alerts that need attention, such as nobody being able to take a clean, a clean not started, a new booking, a home ready early, and new messages from their team. We do not send marketing texts.
- How you join: a host adds your number after you have agreed to hear from them about work, or you give us your own number, for example to receive a sign in code or turnover alerts. By doing so you agree to receive these texts. Agreeing to texts is not a condition of buying anything.
- Message frequency varies with bookings, repairs and messages.
- Message and data rates may apply.
- Reply STOP to any text to stop receiving texts. Reply START to begin again. Reply HELP for help, or email support@hostpto.com. You can also ask the host who added you to remove your number.
- Texts to cleaners, contractors and other service providers are held between 9pm and 8am local time for the home, and sent at 8am instead. There are two exceptions: a clean happening today that nobody has taken yet, and a repair the host marks as an emergency that cannot wait until morning. Sign in codes you ask for are sent right away. We never text about a clean whose date has passed.
- Mobile carriers are not liable for delayed or undelivered messages.
- We do not sell, rent or share mobile numbers or text messaging consent with third parties or affiliates for their marketing or promotional purposes. See our Privacy Policy.
9. Money
- Hosts pay their team directly. HostPTO does not process, hold or transfer payments. HostPTO may open a Venmo payment with the amount filled in, or show a Zelle name for you to copy into your own bank's app. Those payments are between you and the person you pay, under Venmo's or your bank's terms.
- Payment records are for convenience. HostPTO keeps a record of what you mark as paid and shows totals. It is not a bank statement or tax advice, and each person is responsible for their own taxes.
- Money owed stays owed. What a host owes a team member for completed work stays owed even if the relationship ends or an account closes. For that reason, the app asks a host to mark any amount it shows as still owed as paid before the account can be closed.
- Price. HostPTO is free for hosts during the private beta. HostPTO does not deduct fees from the compensation a cleaner or contractor agreed to receive for their work. If we introduce paid plans or any other fee, we will tell you the price at least 30 days before you are charged. We will not charge you unless you actively choose the plan or feature and agree to its price.
- Paying through HostPTO, paid plans and subscriptions are not available today. If we offer them, they will come with their own terms, which we will show you before you use them.
10. Repairs and contractors
- When you report a problem, you can ask the contractors you added to that home for the right trade to propose a price and a day the home is free. They see the problem, photos and the days the home is empty; they receive the exact address and entry details only after their price is accepted.
- Choosing a contractor's price is your agreement with that contractor, directly. HostPTO is not a party to it and does not guarantee the work.
- Automatic booking is off unless you turn it on for a repair, or for future repairs at a home. If you turn it on and set a limit, you authorize HostPTO to accept a contractor's proposal within your limit on your behalf, choosing among proposals in the order you set. Unless you change it, that order starts with your favorites, then the lowest price, then the soonest day. A proposal above your limit always comes to you first. You are notified when a repair is booked, and booking is not payment. You can turn automatic booking off at any time.
- Any cost estimate is a rough range, not a quote.
11. Invitations and referrals
HostPTO does not currently offer referral rewards. If we start a host referral offer, its details will be shown in the app before it applies.
HostPTO does not pay cleaners, cleaning companies, contractors or other team members gift cards, referral fees or any other reward for bringing hosts to HostPTO.
Where HostPTO provides an invite link, a person using HostPTO may share that link to invite a host. HostPTO does not text or email people who are not yet using HostPTO on anyone's behalf. When a host joins through someone's link, we record whose link it was and show the new host that person's first name.
12. Features that are not available yet
Some features you may hear about, such as Backup Cover (asking cleaners outside your own team to cover a clean), recommendations of local service businesses used by nearby hosts, logins for contractors and maintenance providers, paying your team through HostPTO, and paid plans, are not available today. If we launch them, we will explain how they work and any terms that apply before you can use them.
13. Your content
- You keep ownership of what you put into HostPTO: home details, instructions, photos, videos, messages, notes, reports and feedback ("your content").
- You give HostPTO a limited license to host, store, copy, process and display your content only to run, secure and improve HostPTO for you and the people you work with, including sending it to our service providers and keeping it as described in the Privacy Policy.
- Photos and videos a team member takes during a job are shared with the host of that home for their records, and the host may keep and use them for managing that home. We will not use your content, such as photos of a home, in HostPTO marketing without your permission.
- If you send us ideas or feedback, we may use them freely without owing you anything.
- You are responsible for your content and confirm you have the right to share it.
14. Fair use rules
Please do not:
- Break the law, or use HostPTO to discriminate against, harass or threaten anyone.
- Use HostPTO to photograph guests or their belongings, collect guest information beyond the reservation details that come from your own calendars, or upload anything unlawful, private or harmful.
- Use HostPTO to find, contact or recruit another host's team members, or to learn about a team member's other hosts.
- Try to access another person's account, link or information, or get around HostPTO's security or limits.
- Copy, scrape, resell or reverse engineer HostPTO, or use it to build a competing product.
- Overload HostPTO or interfere with how it works.
- Enter phone numbers of people who have not agreed to hear from you.
15. Other services
HostPTO works with services we do not control, such as booking platforms and their calendar feeds, text message carriers, Google Maps, Venmo, your bank or payment app, Amazon and Thumbtack. Your use of those services follows their own terms. We are not responsible for those services. If one changes or stops working, such as a calendar feed that stops updating, parts of HostPTO may not work as expected.
16. Changes, availability and the beta
HostPTO is still growing. We may add, change, pause or remove features, and we may take HostPTO offline for maintenance. We will try to give notice of changes that significantly affect you.
17. Ending your use
- You can stop using HostPTO at any time. Hosts can close their account in the app at Account, then Close your account, subject to section 9.3. Anyone can ask us to delete their information at https://www.hostpto.com/delete-my-data or by emailing support@hostpto.com. What is deleted, and what we must keep, is explained in sections 9 and 10 of our Privacy Policy.
- We may suspend or close an account or link that breaks these terms, puts others at risk, or that we must close by law. Where reasonable, we will tell you first and give you a chance to fix things.
- Sections that by their nature should continue after an account closes (such as money owed, records we must keep, disclaimers, liability limits and disputes) continue.
18. Disclaimers
HostPTO is provided ‘as is’ and ‘as available’. To the fullest extent the law allows, HostPTO disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose and non infringement. We do not promise that HostPTO will be uninterrupted or error free, that texts or notifications will always arrive on time, that calendar or listing imports will always be accurate or current, or that automatic repair sorting, AI results or estimates will be complete or correct.
19. Limits on our liability
To the fullest extent the law allows:
- HostPTO is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, bookings, revenue or data, even if we were told they were possible.
- HostPTO is not responsible for the acts or omissions of hosts, team members, guests or other users, including the quality of any clean or repair, damage to property, or any injury.
- HostPTO's total liability for all claims relating to HostPTO or these terms is limited to the greater of (a) $100, or (b) the total HostPTO fees you paid in the 12 months before the event that gave rise to the claim.
These limits apply whatever the legal theory (contract, negligence or anything else) and even if a remedy fails of its essential purpose. They do not limit liability for our fraud, gross negligence or willful misconduct, or anything else the law does not allow us to limit. Some places do not allow some of these limits, so they may not all apply to you.
20. Indemnity
If you use HostPTO as a host or as a business, you agree to defend and compensate HostPTO, and its owners and team, for claims, losses and costs (including reasonable legal fees) brought by someone else that arise from your content, your homes, your arrangements with your team or guests, or your breach of these terms or the law. We will tell you promptly about any such claim, let you control the defense with a lawyer reasonably acceptable to us, and cooperate reasonably. You may not settle a claim in a way that admits fault for HostPTO or requires HostPTO to do anything without our written consent. This section does not apply to claims caused by HostPTO's own breach of these terms or its own negligence.
21. Disputes
- Talk to us first. Most problems can be fixed with a conversation. Before filing any claim, email support@hostpto.com describing the issue and what you would like to happen. We will both try in good faith to resolve it within 30 days.
- Governing law. California law governs these terms and any dispute about HostPTO, without regard to conflict of law rules.
- Where. If we cannot resolve it, any lawsuit must be brought in the state or federal courts located in San Diego County, California, and you and HostPTO both agree to the personal jurisdiction of those courts. If you use HostPTO as a consumer and the law where you live gives you the right to sue in your home courts, nothing here takes that right away.
- Small claims. Either of us may bring a claim in small claims court in the county where you live or in San Diego County, as long as it qualifies.
22. App stores
These clauses apply once our iPhone or Android app is available and you download it from an app store.
If you download HostPTO from Apple's App Store:
- These terms are between you and HostPTO, not Apple. Apple is not responsible for the app or its content.
- Your license to use the app is limited to Apple branded devices you own or control, as allowed by the App Store's usage rules.
- Apple has no obligation to provide maintenance or support for the app.
- If the app fails to meet any applicable warranty, you may notify Apple, and Apple may refund the purchase price (if any). To the extent the law allows, Apple has no other warranty obligation for the app.
- Apple is not responsible for any claims relating to the app or your use of it, including product liability claims, claims that the app fails to meet a legal or regulatory requirement, and consumer protection, privacy or similar claims. HostPTO is responsible for those as described in these terms.
- If anyone claims the app infringes their intellectual property rights, HostPTO, not Apple, is responsible for investigating, defending, settling and resolving that claim.
- You confirm you are not located in a country subject to a US government embargo or designated as a "terrorist supporting" country, and you are not on any US government list of prohibited or restricted parties.
- Questions, complaints or claims about the app go to HostPTO LLC at the contact details in section 25.
- When using the app, you must follow any third party terms that apply to you, such as your mobile carrier's.
- Apple and its subsidiaries are third party beneficiaries of these terms and may enforce them against you.
If you download HostPTO from Google Play, Google Play's terms of service also apply to your download, and these terms are between you and HostPTO, not Google.
23. Changes to these terms
We may update these terms. We will post the new version at https://www.hostpto.com/terms and change the date at the top. For significant changes, we will tell hosts by email at least 30 days before the change takes effect, and give team members affected by the change appropriate notice. A change required by law, or needed right away to protect people's safety or the security of HostPTO, may take effect sooner, and we will tell you as soon as we reasonably can. If you keep using HostPTO after a change takes effect, the new terms apply. If you do not agree, you can stop using HostPTO and, if you are a host, close your account.
24. The rest
- These terms, the Privacy Policy, for beta hosts the Private Beta Agreement, and any additional terms we show you for a specific feature before you use it, are the whole agreement between you and HostPTO about HostPTO.
- If part of these terms cannot be enforced, the rest still applies.
- If we do not enforce something right away, we have not given up the right to.
- You may not transfer these terms without our consent. We may transfer them as part of a merger, sale or reorganization.
- Neither of us is liable for delays caused by events outside reasonable control.
- If we provide these terms in another language, the English version controls if the two differ.
